The offices are bright, modern and located literally 25 yards from the beach. The building is unique and prominent and you can’t miss it as you drive past. Owned and operated by the Nice family, this is a family business dedicated to holiday rentals and real estate sales.

Direct Villa Holidays has a sister business, Moraira Estates, and the two businesses work in tandem with one another. Both businesses are among the most dynamic, proactive and forward thinking we have recently reviewed.

Direct Villa Holidays specialise in holiday lets, Moraira Estates specialise in resales. Both businesses stand alone but interact well, and are operated from the same offices. Look for the blue sign for Moraira Estates to find the offices.

Direct Villa Holidays have built this business over the past 6 years, so they know the ropes. Nothing seems to be left to chance and the marketing of the business and the properties they advertise is very strong.

A small team runs this business, and with the back-up of a well designed web site and management system it couldn’t be more organised. All leads or bookings are documented electronically in a specially designed database that prompts follow-up and analysis.

There is a very effective marketing program in place, with over 630 bookings taken in the last 3 months, resulting in over 1.5million euros in revenue.

Service, flexibility and success seem to be key words with Direct Villa Holidays. As a villa owner there is a strict procedure for accepting you as a client. Plus, you’re not tied into a long contract and are given the flexibility to manage your own change overs if you wish, or you can choose from a selection of independent businesses to manage this directly for you.

Great care is taken to ensure the properties taken on are of good quality and will rent out. The benefit to the owner is potentially many bookings as quickly and easily as possible. If you have cause for complaint whilst on holiday, this must be brought to the attention of a representative/local agent immediately so that action can be taken to rectify the problem. Should the representative/ local agent be unable to resolve the matter in resort, details of the complaint must be notified to us in writing within 28 days of the end of your holiday. Any claims received outside this period cannot be considered as if you do not tell us about your complaint promptly; it may prove difficult to investigate your complaint thoroughly.   Any claims received from customers who have not made a complaint to us during their holiday will not be considered as no opportunity has been given to resolve or inspect the problem.

We accept responsibility for ensuring that the accommodation which you book with is supplied as described on the website or in our brochure. If any aspect of your accommodation is not provided as promised, we will either correct the problem, or if this is not possible, we will pay you appropriate compensation if this has affected the enjoyment of your holiday.

We care very much about our clients, and consider it our personal responsibility to ensure they enjoy their holidays and receive the standard of accommodation they expect. Each one of the properties on our website is listed in considerable detail, with even aspects which might be considered un-desirable mentioned in a forthright and honest manner. We also include photos of every part of the house. We believe in giving out clients all the information they need to make and informed decision and ensure they select the right accommodation for their needs.

We continually strive to improve every aspect of our service, and we listen carefully to the comments of all of our clients. We understand that each client has placed great importance on their holiday, and their one time each year that they can escape, and we are extremely vigilant in ensuring we deliver on their expectations and strive to exceed them.

It is worth noting, that since we opened in 2004, we have never received a legal complaint, or even a complaint with the local tourist authority, as every problem we have encountered has been resolved amicably with the utmost care to ensure the customer remains happy with the result. Our philosophy is to do all we can, whether we are legally bound to or not, to ensure every one of our clients enjoys their holiday with us. 68% of our customers have now booked more than one holiday with us, which is an astounding rate for a villa rental company.

This is not really applicable, but we do send out detailed evaluations after each person’s holiday to get their full feedback on every aspect of their holiday. We then use this information to continually improve our properties and our services. We also keep each client on our mailing list and notify them of late deals, special offers and to keep in touch with them over new properties.

Increasing web position (rankings) and being found on the internet is vital for any business. One method that forces this is Google’s ‘pay per click’. This means that a business can list specific words that may feature in a search, that if matched would position the business at the top of the list of search returns.

Direct Villa Holidays and Moraira Estates have an ongoing pay per click account with Google listing over 600 words or phrases. We saw evidence of over 28,000€ spent in the last 3 months. With the holiday period coming the daily fees these two business pay are almost 2,000€ per day.

This level of activity and commitment can only be sustained if the business is successful, and we believe it is. Given the number of bookings achieved pay per click is a proven winning formula for this company.

This is expensive, but very effective. It results in more visitors to the web sites, which is why the current web rankings are high. More visitors mean ultimately more bookings or sales.

The web site is very functional, well designed and easy to use but not particularly well set up for automatic search engine optimisation. No
robots automatically visit and no site map exists, which both help organic web rankings. Whilst the pay per click campaign continues successfully this doesn't really matter.

The local profile of Moraira Estates and Direct Villa Holidays is high. When reviewed, they were about to commence a radio campaign covering North Costa Blanca. Various other literature is printed and distributed monthly, with some other local media advertising .

We saw no evidence of any other marketing.
